According to recent reports coming from the Irish Government, tighter rules are set to be introduced from May 2026 on the letting of property for short-term rentals.
Government officials estimate up to 12,000 properties could be made available to the long-term rental market if restrictions are brought in, potentially alleviating the Irish housing crisis.
A new national register run by Failte Ireland is set to be created. All hosts will have to register their short-term rental property in order to list a property on Airbnb or booking.com. It is expected that Airbnb and similar providers will request a registration ID provided to hosts by Failte Ireland. Without this registration ID, hosting websites will not be able to list a property.
Planning permission will be required, however it is expected that any new applications to An Bord Pleanala for short-term rentals will be automatically rejected in towns of over 10,000 population.
